Manufactured home communities (sometimes called land-lease communities) are neighborhoods of factory-built homes, typically on rented homesites within a shared community — one of the country's largest sources of naturally affordable new housing.
What they are
Not the "mobile homes" of the 1970s
Modern manufactured homes are built to a federal HUD code, factory-constructed, then set on a homesite — either land you own or a leased lot within a managed community. Communities range from age-restricted 55+ parks to family communities with the same kind of shared amenities (pools, clubhouses, playgrounds) found in traditional subdivisions, generally at a significantly lower price point than site-built new construction.
