A master-planned community (MPC) is a large-scale development built out over many years — often a decade or more — combining homes from multiple builders with its own schools, retail, parks, trails, and amenity centers planned from day one, rather than added piecemeal.
What makes an MPC different
Not just a subdivision
Most new-home communities are built by a single builder in one or two phases. A true large master-planned community is a different scale entirely — thousands of acres, multiple builders competing side by side, and infrastructure (schools, town centers, lakes, trail systems) that gets built out in phases over 10–30+ years. John Burns Research & Consulting surveys more than 500 of these nationally each year to compile its top-50 rankings by annual home sales.
