What to look for

Types of new-home communities

Master-planned communities

Large developments built out in phases over years, typically with their own schools, retail, parks, and trail systems planned from the start rather than added piecemeal.

Active adult / 55+ communities

Age-restricted communities (usually 80% of homes must have a resident 55+) built around low-maintenance living, clubhouses, and organized activities rather than school districts.

Gated communities

Access-controlled neighborhoods, often paired with private amenities like pools or golf. Gate staffing and access technology vary widely, so ask what's actually included before assuming 24/7 guarded entry.

Golf communities

Built around one or more courses, with homesites priced at a premium for course frontage. Course ownership and membership structure (mandatory vs. optional, public vs. private) differ by development — worth confirming early.

Urban infill & townhome communities

Smaller-footprint new construction on infill lots inside already-developed areas, trading yard space for walkability and a shorter commute.

What to check before you commit

HOA dues and what they cover, builder warranty terms, resale/rental restrictions, and whether amenities promised in early phases are actually built yet — pre-construction renderings are not guarantees.
