New Construction vs. Resale
Move-in-ready homes come with warranties and modern systems, but resale homes come with established neighborhoods and often lower price-per-square-foot. Neither is universally better — it depends on your priorities and timeline.
Construction-to-Permanent Loans, Explained
Building on your own land usually means a construction loan that funds the build in draws, then converts to a standard mortgage once the home is finished — different underwriting than a typical purchase mortgage, and not every lender offers it.
Builder Warranties, Explained
Most production builders offer a structural warranty (often 10 years) plus shorter workmanship and systems coverage. Terms vary significantly by builder — always get the specific warranty document, not just a verbal summary.
HOA Basics in New Communities
Many new-home communities carry a mandatory HOA covering common-area landscaping and amenities. Dues and rules vary by section within the same community — confirm specifics with the builder before you commit, not after.

Where America is building
New-construction activity isn't evenly spread across the country — it's concentrated in specific metros. Based on our own market data, the highest-activity metros right now include Raleigh-Durham NC, Phoenix AZ, Orlando FL, and Houston TX at the very top, followed closely by Austin, Atlanta, Charlotte, Nashville, Las Vegas, Tampa Bay, San Antonio, Indianapolis, Jacksonville, Columbus, Salt Lake City, Los Angeles, and San Diego.
This ranking comes from our own tracked builder presence and activity levels per metro, not a third-party index — see individual state and metro pages for the underlying detail.
